Tim Armstrong
The Virtual Housing Counselor Behind Homebuyer Inside Track
My name is Tim Armstrong, and I created Homebuyer Inside Track to help everyday people understand the path from renting to owning - and the next steps beyond that, including how to start building wealth through real estate by buying your first investment property.
I'm based on the Gulf Coast of Alabama. Over the past two decades, I've worked as a mortgage loan officer, spent time in housing counseling with one of the nation's largest HUD-approved housing counseling agencies, and built a background in digital marketing. That combination is what Homebuyer Inside Track is built on.
I've helped people work through credit issues, debt, income questions, loan program comparisons, down payment strategies, and the real-world steps it takes to get mortgage ready. I've also seen how overwhelming the process feels when nobody explains it in plain English.
That is why I built this site.
Why I Created Homebuyer Inside Track
Homeownership is still one of the most common ways everyday families build long-term wealth. But for many people, the path feels blocked by credit problems, debt, lack of savings, confusing loan programs, or simply not knowing where to start.
This site is here to help you get a clearer plan.
Homebuyer Inside Track combines my housing and mortgage experience with simple online tools to help you understand your next step. It is built for:
- First-time buyers who don't know where to start
- Renters who want to buy but feel stuck
- Credit-challenged buyers who need a realistic roadmap
- Self-employed buyers navigating income documentation
- VA-eligible buyers who want to understand their benefits
- Anyone who wants to feel more prepared before talking to a lender
What You'll Find Here
On this site, I'll help you understand things like:

I'm not here to make homebuying sound easy when it is not.
